Motivated by the change in the city urban regulation, a real estate project is analyzed under two scenarios in the exclusive Navarra neighborhood. The former one reflects the previous city laws as a 5-story building of continuous typology and 3150 m2 of salable area. In contrast, the second proposal, designed under a new redensification guideline, proposes an isolated 15 stories tower and a 170% increase of residential area, also the tax obligations, known as urban planning charges, are calculated for this scenario.
